Real Estate agents, me included, like it when they can use
the catch phrase “now is a good time to buy.” But what are the facts? Here is a
summary of Emerald Coast MLS stats on our 30A slice of Paradise (MLS area
17,18) that might make the argument compelling:
Combined residential sales transactions for the first five months of 2011 were 345. In the first five months of 2012 they were at 372
representing a 7.5% increase. The average prices on homes have stabilized and
continue to do so at $425,000. In 2010 the yearly volume was up 27% and so this
7.5% increase in the first 6 months of 2012 continues to represent an upward
track.
Land sales transactions, are up significantly with 261
transactions this year so far compared with 192 in the same time frame last
year. That is a 36% increase. What is also interesting is that the land
prices had been dropping until this year. This year the median price for
the first 6 months of 2011 was $121,800. During the same time frame in 2012 the
median price is $134,000. Again, a significant increase.
So, if you want to own a beach house decide on your comfort
zone in terms of price, get your finances in order to be ready to buy, and call
me so we can start looking now. If it all comes together for you then “now is a good
time to buy.”
